NO FIRST TIME HOMEBUYER REQUIREMENT
The SETH 5 Star Program provides down payment and closing cost assistance and a 30 year fixed rate mortgage. Mortgage options include FHA, USDA, VA and Conventional financing. Maximum amount of assistance provided is 5% of your loan amount. Assistance is provided in the form of a forgivable community second loan, forgiven after 3 years.
This program is available in Texas but outside of Travis County and the city limits of El Paso, McKinney and Grand Prairie. Buyers must be income eligible (see below) and will be required to complete the SETH on-line Homebuyer Education Course.

Purchase Transactions: If you are purchasing a home, you will be attending our Homebuyer Education Course using the link below. You are able to complete this course individually or jointly with your co-borrower.

Step 2
You will submit payment in the Complete Purchase Section. The cost for Homebuyer Education is $100.
A certificate is provided upon completion and is required for the 5 Star Program. Only one borrower is required to complete the course. The certificate is valid for 12 months. Courses are offered in Spanish and English.
